Check-in is from 3pm. Check-out is by 10am.
Self check-in details will be sent to you prior to arrival, so you can settle in at your own pace.

For entire property bookings, a late check-out of 4pm is included—giving you the full day to slow down, linger a little longer, and make the most of your time with us.

We may be able to offer early check-in or late check-out, depending on availability and our housekeeping schedule.

If we have guests arriving the same day, we’ll need the full turnover window to prepare the space with care for our next guests.

Many guests come simply to settle in and embrace the quiet rhythm of the farm.
But if you're inclined to explore, South Gippsland offers a landscape rich with beauty, character, and small discoveries.

After booking, you’ll receive access to our curated digital guidebook—featuring thoughtful recommendations, local favourites, and considered ways to experience the region at your own pace.

Children and infants are welcome at Ross Farm, though we do ask that they are closely supervised throughout your stay.

A high chair can be provided on request; however, guests will need to bring their own cot if required.

As much as we appreciate the companionship of animals, Ross Farm isn’t suited to accommodate pets. Thank you for your understanding.

Each space is appointed with INBED linen and KOBN towels—thoughtfully selected for their quality, softness, and enduring comfort.

We’ve partnered with Sans [ceuticals] to provide hand and body wash, as well as shampoo and conditioner—gentle, considered essentials for your stay.

A hairdryer is provided in each of the spaces for your convenience.

EV charging is available on-site via a standard 240v outlet using your own cable.

A flat fee of $50 applies per stay. Alternatively, a public charging station is available in town should you prefer.

Ross Farm offers three self-contained spaces, with a total of six bedrooms accommodating up to 12 adults:
Cabin: 1 x queen bed (sleeps 2)
Barn: 2 x queen beds (sleeps 4)
Dairy: 2 x queen beds + 2 x single beds (sleeps 6)

Each space is designed for comfort, privacy, and a sense of quiet retreat.

The entire property can be booked—simply select the Exclusive Use of Ross Farm listing when making your reservation.

If you're planning to book the full property or a combination stay, we recommend securing your dates well in advance.

While the dwellings are positioned in close proximity, each has been thoughtfully designed to offer its own private outlook.

The Barn opens onto a courtyard garden, while both the Cabin and Dairy enjoy views across the rolling hills of South Gippsland.

The Barn’s ground floor has been thoughtfully designed with accessibility in mind. It offers step-free access throughout, including to one bedroom, the main bathroom, kitchen, and living areas.

The bathroom features an open shower with a handheld showerhead, grab rails, and ample circulation space for ease of movement.

Each dwelling is equipped with a television and reliable NBN Wi-Fi, ensuring a comfortable and connected stay.

Each space includes its own outdoor area, complete with seating, a barbecue, and a fire pit for evening gatherings.
The Barn and Dairy also offer outdoor dining tables—ideal for shared meals beneath the open sky.

Guests are also welcome to help themselves to seasonal offerings from our communal kitchen garden during their stay, and to visit the hens nearby.

Ross Farm is located on the outskirts of Meeniyan, in South Gippsland, Victoria—approximately a two-hour drive from Melbourne.

You will find us at 84 Hewett Street, on the corner of Ross and Hewett Streets. All roads leading to the property are sealed, ensuring a smooth and accessible arrival.

We recommend travelling by car. Public transport in the region is limited, and having your own vehicle allows you to explore South Gippsland at your own pace.

Parking is available at each dwelling:
3 spaces at the Dairy
2 spaces at the Barn
1 space at the Cabin

Please note, there is no undercover parking.

Ross Farm is just a 10-minute walk—or a quick 1-minute drive—from the centre of Meeniyan.

Meeniyan offers all the essentials, including a small IGA, bakery, chemist, liquor shop, and a selection of well-regarded eateries.

Ross Farm is approximately two hours (150km) from Melbourne CBD.
The closest airport is Melbourne Tullamarine, located around 2 hours and 20 minutes away (175km) by car.

We don’t offer or arrange transport to the property, and local transport options are limited.
For ease and flexibility during your stay, we recommend arriving with your own vehicle.

For individual stays in the Cabin, Barn, or Dairy:
– Weeknights (Mon–Thurs): 1-night stays are available
– Weekends (Fri–Sun): 2-night minimum

For combination stays or exclusive use of the entire property, a 2-night minimum applies year-round.

If no results appear when searching, it most likely means we’re already booked.

We recommend extending your search dates—availability can book out several months in advance. You can also view each property’s calendar directly via its listing page.

If you’d like to be added to our waitlist for a particular date, please get in touch with our Guest Manager at stay@rossfarm.com.au with your preferred dates and the space you’re interested in. We’ll let you know if something becomes available.

Please ensure you’ve selected the number of guests using the dropdown beneath the calendar—your booking can’t be finalised without this step.

A 50% deposit is required to secure your booking, with the remaining balance due 30 days prior to check-in.

Your reservation will be confirmed once the deposit has been successfully processed.

– For Individual stays in the Cabin, Barn or Dairy, a $400 bond is held as a pre-authorisation on your credit card.
– For combination stays, the bond is $700
– For exclusive use of the entire property, the bond is $1,500.

This hold is processed at check-in and automatically released within 24 hours of check-out, provided the property is left respectfully and in the condition it was found.
We’ve poured a great deal of care and attention into each space, and we simply ask that it’s treated with the same care in return.

Please ensure your booking meets the minimum night stay requirements:
– 1-night stays are available mid-week (Mon–Thurs)
– 2-night minimum applies on weekends (Fri–Sun)

During select public holiday periods, a 3-night minimum may apply.

Our cancellation policy is as follows:
– Cancellations made 60 days or more before check-in: full refund
– Cancellations made 30–60 days before check-in: 50% refund
– Cancellations made less than 30 days before check-in: unfortunately, no refund can be offered

We recommend arranging travel insurance to protect against any unforeseen changes to your plans.

We’re able to move your booking if requested more than 30 days prior to check-in.

The new date must fall within 12 months of your original stay, and any difference in rates will apply at the time of rebooking.

If your booking was made through Airbnb or Booking.com, any changes or cancellations will need to be managed directly through their platforms, in line with their terms and policies.

We’ll be notified of any updates once they’re confirmed.

If you’ve booked a combination stay or exclusive use of the property, any additional amount showing is likely the bond.

This is a pre-authorisation hold only—it is not charged—and is automatically released within 24 hours of check-out.

For your first morning, we provide a selection of breakfast staples—fresh bread, free-range eggs, bacon, full cream milk, and butter, to ease you into your stay.

We keep a few thoughtful pantry staples on hand: muesli, oats, pasta, flour, local olive oil, coffee, tea, salt, and pepper.

You’ll also find a complimentary bottle of Ross Farm sparkling on arrival—a small gesture to welcome you.

Each property includes a Nespresso-style pod machine, with a supply of Allpress coffee pods to enjoy during your stay.

We also provide a small selection of Love Tea—a calming addition.

Each kitchen is thoughtfully equipped with an oven, cooktop, fridge, sink, dishwasher, toaster, kettle, and Nespresso-style coffee machine.

The Dairy and Cabin also include a microwave for added convenience. Outdoors, each property features its own barbecue for open-air cooking.

We have a number of favourite spots in Meeniyan and the surrounding region.
Once your booking is confirmed, you’ll receive a link to our digital guidebook, which includes a curated list of local recommendations.

We suggest checking opening hours in advance and booking ahead, particularly on weekends or during holiday periods.

For special occasions, we offer a tailored styling and dining package—featuring a seasonal menu, elegant table settings, and thoughtful details designed to elevate your gathering.
This offering is available exclusively with exclusive use of the whole property.

We collaborate with a small group of local food makers who share our values of seasonality, simplicity, and thoughtful hospitality.

If you’re planning a shared meal or an intimate occasion, we’d be glad to help arrange something that complements the tone and setting of your stay.

This offering is subject to availability and may require a minimum number of guests—please reach out early so we can explore what’s possible together.

Gift vouchers are available via the Gifting panel in our menu.

You may select a set value to contribute toward a future stay, or gift a two-night experience in one of our considered spaces.
A gesture of quiet generosity—offering the gift of time, place, and the experience of slowing down.

Vouchers are available as a digital version, delivered by email, or as a beautifully printed edition, thoughtfully packaged and sent by post to an address of your choosing.

Please allow 12–24 hours for digital vouchers, as each one is personalised with care.

All gift vouchers are valid for 36 months from the date of purchase, allowing ample time to plan a stay when it suits best.

Vouchers can be redeemed by booking online using your unique coupon code.

We’re unable to host weddings or large-scale events at Ross Farm.

For larger celebrations, we’ve partnered with Gurneys Cidery—a nearby venue thoughtfully designed for gatherings, with sweeping views toward Wilsons Promontory.

Small, considered gatherings are possible at Ross Farm—but only with prior approval.
We welcome micro elopements that reflect the quiet, thoughtful nature of the property, with guest numbers limited to under 12 in total (including the couple). Additional fees apply.

While we are not a wedding venue, we offer exclusive use of the property for intimate celebrations that honour the simplicity and atmosphere of the farm, with thoughtful details curated in the distinctive Ross Farm style to ensure your day is truly unforgettable.
